Meta Ads Cost per Lead for Real Estate in India: What Drives It and How to Lower It

Meta Ads Cost per Lead for Real Estate in India

“What will a lead cost me?” is the first question every builder and real estate agent asks before running Meta Ads. The honest answer is that it depends on the project, the city, the buyer and how the campaign is built. What matters more than the cost per lead is the cost per qualified lead and, in the end, the cost per booking.

This guide explains what drives cost per lead (CPL) for real estate on Facebook and Instagram in India, how to work out what you can afford, and how to bring it down.

Cost per lead vs cost per qualified lead

A cheap lead that never picks up the phone is expensive. Instant forms with no questions often produce the lowest CPL and the lowest quality. A form that asks for budget, timeline and preferred location costs more per lead but gives your sales team people worth calling.

What real estate leads cost on Meta in India

In my real estate campaigns on Meta, the cost per lead is usually around ₹200. Depending on the project, the location, the audience and how tightly the form qualifies buyers, it can go up to ₹700–800 per lead. Premium projects, NRI audiences and forms with more qualifying questions sit at the higher end.

You will see much lower numbers quoted online. I have seen cost per result as low as ₹5.65 in India and AED 0.53 in the UAE, but those were for cheap actions like clicks and messages, not qualified property leads.

What drives real estate cost per lead on Meta

  • Ticket size and audience: luxury villas reach a smaller, more competitive audience than affordable apartments.
  • Location: metro cities like Mumbai, Bengaluru and Kochi usually cost more than smaller towns because more advertisers compete for the same people.
  • NRI targeting: reaching buyers in the UAE, the UK or the US costs more per impression than reaching buyers in India.
  • Creative: walkthrough videos, real site photos and a clear offer beat generic renders and brochures.
  • Form type: more questions, or a “higher intent” form, raise CPL but improve quality.
  • Season and launches: festive offers and launch weeks bring more competition and more demand.
  • Tracking: without the Conversions API, Meta optimises on weaker signals and wastes budget.

How to work out the cost per lead you can afford

Start from the booking, not the lead. Here is a worked example, not a benchmark:

  • Your margin or commission on one booking: ₹3,00,000
  • Share you are willing to spend on marketing: 20%, so ₹60,000 per booking
  • Leads to site visits: 1 in 10; site visits to bookings: 1 in 5, so 50 leads per booking
  • Affordable cost per lead: ₹60,000 ÷ 50 = ₹1,200, comfortably above the typical ₹200–800 range

Replace these numbers with your own. Improving your follow-up and site visit rate lifts the CPL you can afford just as much as cheaper ads do.

How to lower your real estate cost per lead

  1. Build separate campaigns for each buyer group: local families, investors and NRIs respond to different messages.
  2. Lead with video: short walkthroughs, drone shots of the location and construction updates build trust quickly.
  3. Test creative every week: new angles such as location, price, amenities and builder track record. See my Meta ad creative testing guide.
  4. Qualify in the form: one or two questions on budget and timeline.
  5. Send CRM data back to Meta: mark which leads were qualified so Meta finds more like them.
  6. Follow up within minutes: an instant WhatsApp reply and a quick call. Slow follow-up wastes every rupee spent on the lead.
  7. Keep the words clean: avoid phrases that break Meta’s policies. Here is my list of words to avoid in Meta ads.

Should you judge Meta Ads on cost per lead at all?

Use cost per lead to spot problems early, but make decisions on cost per site visit and cost per booking. A campaign with a higher CPL that books more site visits is the better campaign.
